Welcome to our StayCozy Pool House! This charming home, renovated a few years ago, offers a perfect blend of classic charm and modern amenities.
**Interior Features:**
- **Bedrooms & Bathrooms:** The house boasts four spacious bedrooms and three full bathrooms. Three of the bedrooms are equipped with king-sized beds, while the fourth bedroom features two queen-sized beds, each with its own ensuite bathroom and TV.
- **Kitchen & Dining:** Our fully equipped kitchen includes a Breville toaster, blender, Nespresso coffee machine, Fellow Aiden Drip coffee machine, KitchenAid oven, and microwave. The dining area features a stunning 12-seat RH dining table, perfect for family gatherings during your stay.
- **Living Area:** Relax in the stylish living room furnished with a CB2 sofa, a West Elm burl coffee table, and a luxurious Chris Loves Julia x Loloi area rug.
**Outdoor Amenities:**
- **Pool & Seating:** Enjoy our new pool, built in 2022, and the comfortable outdoor seating area, which includes a six-seat dining table and an outdoor sofa.
- **Grill:** Griddle Grill is provided. Please do a basic clean after each use.

*** If you see some new furniture added, please read this: We spent a lot of time setting up this house. Some of the furniture did not arrive on time, so we used temporary furniture when we took the professional pictures. We will update the professional pictures in the future.
After Hurricane Berly(`24), we replaced the fence between our neighbor’s property and the street side. The color of these two sides of the fence will not be black anymore.
StayCozy House Rules
*NO PARTY. NO PARTY. NO PARTY.
Any party or unauthorized gathering will result in immediate removal and a $5,000 party fee.
*No loud music outdoors — no speakers by the pool or patio area at any time.
*Quiet hours begin at sunset. Please respect our neighbors and keep noise to a minimum.
*No extra visitors unless approved by hosts before arrival.
*No glitter, confetti, or similar items inside or outside the home.
*Shoes inside are okay, though we recommend removing them to keep the home clean and comfortable.
***Pool & Outdoor Areas***
-No food or drinks inside the pool. Please use the deck dining area.
-Keep all doors closed when moving between indoors and the pool—Houston’s warm climate increases insect activity.
-Do NOT lock the backyard gate from the inside unless you are physically present.
Our maintenance team accesses the yard regularly.
***Furniture & Interior Care***
*Absolutely NO eating or drinking on the CB2 sofa, living room rug, or inside any bedroom.
If you would like to enjoy snacks or drinks while relaxing in the living room, we can provide a sofa cover upon request.
*Any stains or damage to the uncovered sofa or rugs will incur a minimum $5,000 replacement fee.
*No smoking anywhere on the property.
A $5,000 smoking fee applies if smoke is detected.
***Parking***
-Parking is limited to 5 vehicles. Please park only in designated areas.
***Check-In / Check-Out***
-Self check-in after 4:00 PM. Early check-in depends on availability.
-Check-out is 11:00 AM.
-Late check-out must be arranged no later than 9 PM the night before:
$200 until 1 PM
$400 until 3 PM
***Refundable Security Deposit***
-A refundable deposit starting at $1,000 (varies based on guest count) is required.
Collected via Airbnb Resolution Center before check-in and refunded within 72 hours after check-out, minus any damages or missing items.
***Events & Commercial Photography***
-We do not allow large crowds.
For events, gatherings, or commercial photography, please message us BEFORE booking.
We will provide customized pricing and rules.
***Trash & Recycling***
Trash pickup: Monday morning → Please place the black bin curbside on Sunday night.
Recycling: every two weeks → We will send a reminder before your week.
***Security Cameras***
The property has four Smart Floodlight cameras (one at each corner) and a Ring camera facing the pool.
They record video and audio 24/7.
Do NOT cover, unplug, or tamper with the cameras.
Any attempt will result in cancellation of your stay without refund.
***Pest Control (Please Read)***
Houston’s warm climate can increase outdoor insect activity.
It is normal to occasionally see roaches or mosquitoes that enter when doors are open.
To minimize this:
Keep doors and windows closed
Store food properly
Clean up spills promptly
Our professional pest-control team services the home monthly.
If you need interior treatment, message us and we will schedule it.
***No refunds will be provided for insect sightings typical of Houston’s environment.
