We currently have a professional tenant in ADU. You will be sharing parking space and backyard with him.
1. No Parties: There should be NO loud music or loud noise. It`s a quiet neighborhood so please respect the neighbors.
Zero tolerance policy, you will be asked to leave the property right away without any refund if there is Loud Noise/ Music, Parties and or any sort of Disturbance and or Illegal activity.
Quiet hours: 9 PM to 9AM.
2. Parking - Vehicles are to be parked on the side of the house. Please follow all speed and parking laws when arriving at the property.
3. Garbage: Any garbage must be stowed in the
proper garbage or recycling receptacle, located near the curb/ driveway.
4. Smoking: is NOT allowed.
5. Occupancy limit: People other than those in the Guest list set forth above listed as part of the reservation may not stay in the property, which is the limit of Guests. Any other person in the property is the sole responsibility of Guest. Guests are NOT allowed to exceed the occupancy limit agreed to above. If you enter the house you are considered a guest whether you spend the night or NOT.
6. There is a drought in California. Please be
mindful of water consumption.
7. No use of illegal drugs or parties or events
permitted at the house.
8. Keep the property and all furnishings in
good order.
9. Pets are allowed, with prior notice/permission only.
10. For items inside the Owner’s control, Owner will make every attempt to rectify any problems that may occur. It is Guest’s responsibility to notify Owner immediately if there are any problems. No refunds or other compensations will be given for problems Owner is able to rectify within a reasonable timeframe.
11. Guest will be responsible for costs of any repairs for problems cause by actions of Guest or due to Guest’s failure to immediately notify Owner of any problems.
12. Owner is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. Owner is not responsible for any loss of personal belongings or valuables of Guest.
By accepting this reservation, it is agreed that all Guests are expressly assuming all the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
13. Check out time is 11am. A $100 charge each hour of late checkout.
